Surveying
After the initial consultation, the next stage will be to carry out an accurate, measured survey of the existing building. I will then proceed in drawing up this information and produce a drawing that is ready for the designing process. This survey will then help me to see any potential problems that we encounter in the building process. The sooner we can identify any potential problems the better as this will help the project run smoother with no unexpected costs when the project goes on site. This drawing will be essential to any application as the local authorities will need to understand exactly what is on the site before the works are carried out.
Feasibility
Each project is different and this stage can vary. Some of the work I will carry out will include:
- Investigate any previous applications that have been applied for on the site and whether there are any conditions or restrictions on the site.
- Carry out research on the site, for example: previous uses and some general history about the site.
- Outline proposals to establish whether the required accommodation can fit on the site, and possible layouts.I can also do some preliminary costs to give the client an approximate cost of the works. Also at this stage I can carry out a 3D model of the proposal to start discussions with the planners and to help the client get a feel for the proposal. This could also help discussions with potential investors. This service could also help with publicity within the local community.
Planning
This stage will involve working closely with the client to develop designs that meet their requirements. Once they are happy with the proposals, I will prepare drawings for applications for Planning Permission, Listed Building Consent, and Conservation Area Consent, as required. The preparation of the documentation that will be required for the application, a Design and Access Statement along with the application forms, will be completed by me. Once this has been submitted, liaising with local authority will be a critical point in this process. They will be able to inform me of any problems in the application, should there are be any.
Building Regulations
The Building Regulations set of drawings will be submitted to the local authority to show how the proposed works will comply with the relevant building regulations. I will complete the forms, and will again work closely with the local authority to make sure that we get the answer that everybody wants. I’m happy to work alongside the builder to complete the works on a Building Notice. This will involve the builder, or me, agreeing a specification with the Building Control officer as the project progresses.
Tender
Tendering is often used to obtain competitive quotations from a number of contractors. Detailed construction drawings and specifications are prepared for the project. This ensures that each quote contains prices for exactly the same works.
Management
This will entail me visiting site to oversee the project. I will make sure that the work is being carried out to the best possible standard and that the works are carried out as per the drawings and specification. I will also be on the other end of the phone if there are any problems on site and I will do my best to get to site that day, or be there first thing the next morning to make sure that it does not hold the build up in any way. The level of work the client wishes for me to carry out is completely flexible. Some clients are unable to get to site whilst the contractors are carrying out the works due to other commitments, I can therefore oversee the project for them and give them regular updates. Other clients do not require my services after the building regulations and wish to manage the project on their own. This is something that clients enjoy, however if there are any problems and the client wishes to discuss, I am happy to come to site and discuss or chat through on the phone. The extent of my involvement does not need to be decided before I am appointed. I understand that the situation of the client may change during the project and therefore I may need to be involved considerably more. If this does happen, I will make sure that the client will have, in writing, an idea of how much this will cost.
